Rental Application Processing Service Policy

BT Consulting, LLC provides independent rental application processing services on behalf of Rosewood Property Management Group (RPMG). Our role is solely to process applications and collect the application fee, and we do not participate in leasing decisions or property availability determinations.

  1. Application Fee is Non-Refundable – Per Pennsylvania law, rental application fees are non-refundable regardless of the outcome of the application. Payment of the application fee does not guarantee approval or property availability.

  2. No Guarantee of Rental Approval or Availability – RPMG retains sole discretion over applicant approvals, lease offers, and property availability. BT Consulting, LLC does not make rental decisions, nor can we guarantee that an applicant will be approved or that a specific property will remain available.

  3. Dispute & Chargeback Policy – Any attempt to dispute the application fee on the basis of a leasing decision or property availability is invalid. By submitting payment, the applicant acknowledges these terms and waives any right to challenge the transaction through financial institutions.

  4. Acknowledgment Requirement – Before submitting an application, applicants must review and accept this policy, confirming that BT Consulting, LLC is not responsible for leasing outcomes and that application fees are final and non-refundable.

By submitting a rental application and payment, the applicant fully agrees to these terms. BT Consulting, LLC will vigorously contest any chargebacks or disputes that violate this policy.

Security Deposit and Leasing Fees Processing Policy

BT Consulting, LLC serves as a third-party service provider that, at the direction of Rosewood Property Management Group (RPMG), may collect and process security deposits and other leasing fees (hereinafter, described as "leasing fees") as a convenience to applicants. Security deposits may also be remitted directly to RPMG at their instruction. All fees collected are subject to RPMG's Security Deposit and Leasing Fees Policy.

  1. Fund Custody & Distribution – Any leasing fees collected by BT Consulting, LLC are immediately transferred to RPMG according to their instructions. BT Consulting, LLC does not retain, hold, or exercise control over these funds.

  2. No Involvement in Leasing Decisions – BT Consulting, LLC is not responsible for rental approvals, lease terms, or property availability. Leasing decisions are made solely by RPMG, and BT Consulting, LLC has no knowledge or participation in the leasing process.

  3. No Obligation or Liability – Since BT Consulting, LLC does not manage or determine security deposit or other leasing fees policies, any inquiries or disputes regarding security deposits must be directed to RPMG. BT Consulting, LLC assumes no liability for how security deposits are handled after collection.

  4. Applicant Acknowledgment – By submitting payment, applicants fully acknowledge that security deposit funds are processed at the request of RPMG, and that BT Consulting, LLC has no authority over leasing matters.

Rosewood Property Management Group Security Deposit and Leasing Fees Policy

Security Deposit

  1. Upon agreement to lease the property, the Tenant will pay the Landlord a security deposit in an agreed amount (the "Security Deposit").

  2. The Landlord will hold the Security Deposit in an interest-bearing account solely designated for security deposits.

  3. In the event the tenant should decide NOT to rent the property after placing the deposit, the deposit shall be forfeited, NO EXCEPTIONS.

  4. During the lease term or after termination, the Landlord may deduct funds from the Security Deposit for damages to the property as a result of the tenancy.

  5. The Tenant may not use the Security Deposit to pay Rent.

  6. At the end of the tenancy, the Landlord will return the Security Deposit minus any deductions, provided no charges are assessed for reasonable wear and tear or prohibited deductions under the law.

Cleaning Fee

  1. Upon execution of the lease, the Tenant will pay the Landlord a non-refundable cleaning fee of $150.00 (the "Cleaning Fee").

Pet Fee (if applicable)

  1. Upon execution of the lease, the Tenant will pay the Landlord a non-refundable pet fee of $150.00 (the "Pet Fee").
